The minimum term is 12 months. For seasonal operations or short-term projects, we offer flexible contracts starting from 6 months, with adjusted conditions. We also provide leasing and lease-to-own options.
Yes. We install offices, mezzanines and technical infrastructure within 2 to 6 weeks, included in the lease agreement. We can adapt layouts, electrical systems, lighting and flooring to your specific operational needs.
We operate across 5 municipalities in Greater Lisbon: Lisbon, Loures, Oeiras, Sintra and Vila Franca de Xira. Our warehouses are in industrial zones such as Prior Velho, Vialonga and Carnaxide, with direct access to the A1, A8, A5 and CRIL motorways.
Yes. A portion of the monthly rent is deducted from the purchase price, which is locked in from the start of the contract. This allows you to test the space and location before committing to the acquisition.
Yes, all our warehouses hold use permits for industrial and commercial activity, licensed under types 2 and 3 of the SIR (Responsible Industry System). If your activity requires specific licensing, we guide you through the process with the relevant authorities.

Our available warehouses range from 500 m² to 5,000 m². For operations requiring smaller spaces, we can assess the subdivision of units in larger warehouses, maintaining independent access and infrastructure.
Warehouses include 5 to 10 metre clear heights, TIR loading docks, electrical capacity of 40 to 250 kVA and heavy-duty industrial flooring. Many have integrated offices, sanitary facilities and changing rooms.
It depends on the activity. Industrial licensing in Portugal follows the SIR (Responsible Industry System): type 3 (online prior declaration), type 2 (prior inspection) or type 1 (mandatory EIA). Most logistics and commercial operations fall under type 3, the simplest.
